Home Inspections in Nashua, NH, From a Neighbor Next Door

Call (603) 554-7785

Nashua is right next door to our home base in Amherst, and we inspect homes all over the city: downtown multifamilies, condos off the main roads, and single-family homes in established neighborhoods. When you book with Granite State Inspection Services, owner Mike Robicheau inspects the home himself. We're veteran-owned, and Mike is an InterNACHI member and a licensed New Hampshire home inspector (License #00790).

A City With Mill-Era Roots

Modern Nashua grew up around its mills. In the 1800s, the Nashua Manufacturing Company built mills, a power canal, and housing for workers along the Nashua River, and much of the city grew outward from there. That history still shows in Nashua's housing. Near downtown you'll find older multifamily homes and close-set houses that have been renovated, re-wired, and re-plumbed by different owners over the decades. Farther out there are mid-century capes and ranches, newer colonials, and plenty of condominium communities.

That variety is why we don't treat Nashua inspections as one-size-fits-all.

What Mike Pays Attention to in Nashua Homes

Older and multifamily homes. In older city buildings, Mike looks for signs of outdated or amateur electrical work, aging supply and drain piping, heating systems near the end of their service life, and how well the structure has held up under years of renovations. In multifamily homes, he checks each unit as well as the shared systems, such as separate electrical services, multiple heating appliances, and shared basements, stairways, and egress paths.

Condos. In a condo, you're usually responsible for what's inside your unit, while the association handles the common elements. We focus on the unit itself: its heating and cooling, water heater, electrical panel, plumbing, windows, and appliances. Mike will also note visible conditions in common areas that you may want to ask the association about.

Single-family homes. For houses on their own lots, we cover everything from the roof and chimney to the foundation, along with the drainage around the house. New Hampshire's freeze-thaw cycles are hard on foundations, walkways, and driveways, and water that isn't directed away from the house often shows up in the basement.

City Water, Mostly, and Radon Everywhere

Most Nashua homes are on public water from Pennichuck Water Works, which the city owns. That means well testing usually isn't needed, though some properties in outlying areas may still have private wells. Radon is a different story. It's found in homes all over New Hampshire, including city homes, and it's worth testing for. We offer radon testing as an add-on, along with a few other options. See our services page.

A Report You Can Actually Use

After the inspection, we write your report in AEYES and deliver it within 24 hours, usually sooner. You'll get an online version you can click through and a PDF to share with your agent. Each finding includes photos and a plain-English explanation of what it means and how important it is. Mike is always glad to take a call afterward if you have questions.
