Concord is the northern edge of the area we serve from our base in Amherst, and we're glad to make the drive. The capital city has some of the most varied housing in the region, and buyers here deserve an inspector who will look closely and explain things clearly. When you book with Granite State Inspection Services, owner Mike Robicheau does the inspection himself. We're veteran-owned, and Mike is an InterNACHI member and a licensed New Hampshire home inspector (License #00790).

Concord's older neighborhoods near downtown have many homes from the 1800s and early 1900s, including grand older houses, many now divided into apartments, and modest homes on tree-lined streets. The city also includes the villages of Penacook, West Concord, and East Concord, each with its own character, as well as more rural roads and newer developments on the city's outskirts. Your inspection should reflect the house you're actually buying, not a generic checklist, and Mike adjusts his focus to the age and style of each home.
Older homes have character, and they have quirks. In a Concord home that's a century or more old, Mike looks closely at:
Not every issue in an old home is a problem. Many are simply part of owning an antique. Mike's aim is to give you a balanced picture: what's urgent, what's worth budgeting for, and what's normal for the age of the house. Our post Buying an Older Home? Let's Check the "Bones" Together explains how we approach these homes.
In Concord's newer homes and condominiums, Mike focuses on roofing and flashing, attic ventilation, windows, grading and drainage, and the mechanical systems. Small construction details, such as a missing kick-out flashing or a bathroom fan venting into the attic, are much easier to fix before you move in than after a few winters.
Concord's city water comes mainly from Penacook Lake. Homes in more rural parts of the city may have private wells, so confirm the water source early. Radon is common in New Hampshire because of our granite geology, and testing is the only way to know a home's level. Radon and water testing are both available as add-ons. See our services page.
We write every report in AEYES and deliver it within 24 hours of the inspection, usually sooner, as an online report and a PDF. You'll get photos, clear explanations, and a layout that helps you and your agent focus on what matters most. Learn more about our reports.
