The Truth About "Hidden" Moisture: What’s Lurking in Your Crawl Space?

Let’s be honest: nobody actually likes going into the crawl space. It’s dark, it’s cramped, and it’s usually home to a few spiders. But when I’m out on an inspection, I always tell my clients: the crawl space is essentially the "lungs" of your home.
Some Southern NH homes were built with vented crawl spaces, intended to "let the house breathe." However, during our muggy New England summers, those vents actually suck in hot, humid air. When that air hits the cool dirt or concrete under your house, it turns into condensation. This creates a literal playground for mold, mildew, and wood rot.
Because of something called the "Stack Effect," about 50% of the air you breathe on your first floor actually originates in your crawl space. If there is mold or high moisture down there, it’s traveling up into your living room. During my inspections, I use professional-grade moisture meters and thermal imaging to see what’s happening in the dark corners you can't reach. Keeping that space dry isn’t just about protecting the wood—it’s about making sure your family is breathing clean air.
